This building is located in the Tokyo bayside area, which is being redeveloped, and was built in two stages, in 1981 and 1984 with eight floors above ground and a total floor space of 32,000 square meters, as the distribution center and display rooms for an apparel maker. After 20 years, with the aim of converting the building into a user-friendly rental office building, while securing earthquake resistance and enabling computerization, the building structure was strengthened and the interior and equipment completely refurbished.
The building faces the front of "Shibaurafuto Station" on the Shintoshi Kotsu Yurikamome Line, with an aperture stretching north-south for about 110 meters. In order to make the most of this skeleton, the core was consolidated in the center of the building, additional elevators were installed, and office space was positioned at the north and south of the core, each with an area of 1,650 square meters and a ceiling height of 2.6 meters. Also, the entrance hall was designed on the eastern side with an open and wide space, and the interior was designed to have a bright and gentle appearance using white paint and a wooden structure. As for enabling computerization, a high level of reliability was secured by installing two electrical power lines, as well as an emergency power generator in the server room. The office space has ample electrical power consumption capacity of 50 volt-amperes per square meter, and the lighting and air-conditioning is controlled separately each 50 square meters, to improve ease of use and energy conservation.
