To adapt to what is known as the "2003 problem," that
is the severe tenant issues, the aims of this project were to realize
an office building strong against earthquakes by using a base isolation
system, with IT functions, a high level of design and high market competitiveness.
The offices were designed to have a 10-centimeter OA floor, a 2.8-meter
ceiling height and length of 17 meters. To make the most of the beautiful
view of Shinjuku Chuo Park and the superhigh-rise building cluster in
front, the tempered glass of the front facade of the building was supported
from the ceiling by a cantilever point-support system to give the offices
a wide, open appearance. The green, heat-absorbing glass raises the
level of the interior environment while harmonizing with the rich green
town.
The entrance hall has a two-level ceiling height, and the walls use
two types of marble which give an accent to the space. The aim was to
create a new expression, with the marble grain reflecting in the glass
that has been inserted into the flat stone walls and in the front glass
screen, giving a seamless continuation and a three-dimensional effect.
The eye-catching shape of the exterior accentuating the shape of the
site, and the expression of the rosewood that is used in the public
areas of the standard floors give the building the feeling of a hotel-type
interior, different from other office buildings.
With numerous irregular-shaped parts due to the strict inner-city building
regulations, PCa and open joints were used on the exterior enabling
the work to be done in a short period while maintaining high quality
standards.
