New Commercial Building, Harajuku Y Building (Tentative Name), Opens in January 2001
The following is an outline of the "Harajuku Y Building"
(tentative name) currently under construction at 4-31-3 Jingumae, Shibuya-ku,
Tokyo by Yoku Moku Co., Ltd. (Head Office: Minami-Aoyama, Minato-ku,
Tokyo), and the major tenants.
The building is near the intersection of Omotesando and Meiji-dori,
an area known for its high concentration of famous boutiques and fashionable
stores that attract young people from around the country. It is adjacent
to "t's harajuku", which opened in November 1999. The building embraces
an "urban showcase" concept, composed of thematic flagship shops and
restaurants designed to enhance creative, original lifestyles. The goal
is to create a commercial complex that matches the townscape and the
adjacent development, yet gives a fresh impact with its unique use of
space and architectural design. The building itself has a simple design
emphasizing the glass facade, which allow the shops to reveal themselves
to passersby, becoming, in effect, information hubs relaying their lifestyle
visions to the surrounding environment. By taking advantage of the unique
shape of the site, which is bordered by four separate roads, a "passage"
has been built linking the back streets of Harajuku and their ultra-chic
retail offerings with Meiji-dori, a major Tokyo artery lined with larger
foreign and domestic high-end retail. The effect will be a rerouting
of the foot traffic patterns in the area and the union of what were
once two distinct shopping areas.
The structure has two basement floors and six abooveground floors, with
a total floor area of 5,996 square meters, and a planned tenant make-up
of retail stores and restaurants. The car park has space for 28 cars.
The development will target women in their late 20s to late 30s, using
a merchandising concept centered on foreign tenants. Tenants planning
to enter the building include cosmetics boutique "Sephora" (Sephora
A.A.P. Japan), which plans to occupy 1,488 square meters from the first
basement floor to the second floor, making this the company's largest
flagship shop outside of Paris. The home furnishings retail company
BALS Corporation will develop 1,310 square meters of floor space on
the third and fourth floors, bringing a cafe and three brands including
"Franc franc," "J." and "A Project" (tentative name) that will feature
Asian-influenced products in a single shop. The Wacoal Group company
Studio Five Corp. will use 177 square meters of floor space on the first
floor to open its first direct sales outlet for its "Subito" brand of
lingerie and apparel. With regard to the restaurants, Ginza Cruise Corporation
will open a nature-theme restaurant in 695 square meters of floor space
on the fifth and sixth floors.
The gelato shop Donatello's Japan Co., Ltd. will open "Donatello's Bar"
using 48 square meters of floor space on the first basement floor, creating
a relaxing environment for women and young people.
The business structure is as follows: the building owner, Yoku Moku
Co., Ltd. will rent space to each of the tenants. Takenaka Corporation's
Office of Business Development is providing comprehensive project management,
from the concept work to tenant leasing and business planning, and is
coordinating the construction process along with the building owner.
The projected opening date is late January 2001.
