O-WELL Tokyo Central Office

TOKYO 2006

This project involved rebuilding of the Tokyo office of O-well Corporation, a paint trading company. To make the most of the landmark location, facing the Daiichi-Keihin Highway, the name of the design theme was "CROSS GATE," symbolizing the "intersection place between cities, companies, and people." The building is designed to form the base for exchange, of people and information, and the world and Owell. The unique square superframe rising up from the ground holds the components providing the volume for each of the functions within, and enhances the symbolism of the city gate. The mid-level (fourth floor) "Communication Floor," for the employees to meet together

With the concepts of being ecofriendly and the creation of communication space, a Communication Floor has been built in the mid-level (fourth floor), which draws in the greenery from the adjoining Shinagawa Shrine, and provides a space for the employees to meet together. There are three zones, centering on the lounge zone, and also including a library zone, and a cafe zone. The cluster of high-rise buildings in Tennozu provides an enjoyable night view from the lounge zone. An RC rigid-frame structure is used with earthquake-resisting walls installed in the core area, and the use of Superresistant Concrete and void slabs is designed for both safety and economic performance. Comfortable and spacious standard floors have been created by having ceiling heights of between 2.7 and 3.3 meters without using beams. The air-conditioning system is installed under the floors, and the equipment functions are put together with the lighting lines, so with the independent columns of exposed concrete and girders, the fusion of the design, structure, equipment and construction pursued a new direct-ceiling design. With the emergency stairway used as an aero void, proactive use is being made of natural draft ventilation, with the aim of being a building that conserves the use of energy.
