Works10駅からまちに歩き出す人々の流れba01ba02ba03歩きたくなる街並みづくりJR大塚駅ba07ba05ba06都電荒川線 大塚駅前ba01泊まる場／憩う場用途：ホテル飲食店舗・住宅ba02集う場用途：飲食店舗ba01住まう場用途：共同住宅物販店舗住宅地から駅に向かう人々の流れ住宅地から駅に向かう人々の流れ本計画は、豊島区大塚を拠点とする山口不動産がJR大塚駅北口に展開する事業である。地域への入口に点在する3つの敷地は、駅に行きかう流れの結節点となる場所で、それぞれの敷地における事業（ba01:ホテル＋店舗、ba02:既存改修独立飲食店舗、ba03:賃貸集合住宅＋店舗)を連携させ、都市に新たな核をつくり、人の流れと滞留をデザインし、賑わいの創造を目指した。“ba”(場)-Being association(場のつながり)をコンセプトにそれぞれ個性のある場を緩やかにつなげることで界隈性を生み出している。(鈴木 重則 ＋ 井上 博明)東京大塚 ba ProjectTokyo Otsuka ba projectPlace of Connectionつながる場This project was developed at the north exit of JR tsuka Station by Yamaguchi Fudosan who are based in tsuka, Toshima-ku, Tokyo. Three sites are spread out at the entrance to this locality, and projects were developed in each to create a node for the flow of people to and from the station. The projects were ba01: hotel + shops, ba02: existing refurbished independent food and drink establishments, and ba03: apartments + shops. By linking these a new center was produced in the city, designed for people to flow and to linger and to create vitality. A feeling of community was created by gently linking the sites each having their own individuality based on the concept of “ba” (Japanese for “place”) and -Being association (place of connection).
