N231Works1981年に再開発によって建てられた商業施設を減築改修と増築により、商業施設と超高層分譲住宅に用途転換し、約50,000㎡の複合建物に再生した再々開発プロジェクト。消費行動変化に対応しつつ、地元商店街との相乗効果を狙った商業施設の再構築は、地下鉄駅から立体動線で繋がる屋上庭園や、商店街と連続する小路を再生している。都心居住ニーズに応える超高層住宅は、住まいとしての居心地の良さに加えて、外部と繋がる様々な‘交流の場’を設けることで、住まいと街との間に新しい関係が生まれることを意図した。(山根 信太郎)This re-redevelopment project has produced an approximately 50,000 m2 multi-purpose building by reducing and expanding a commercial facility that was redeveloped in 1981, converting its use into a commercial facility and high-rise residential condominiums.In response to changes in consumer trends, the commercial facility was reconstructed aiming for a synergy effect with local shopping streets, and a rooftop garden linked by a 3D flow line to the Metro station, and lane continuous with the shopping street were regenerated.The aim was to produce a new relationship between the residences and the shopping street by providing various places for interaction with the exterior, as well as providing comfort as residences, in response to the needs of city center living.
